Landscapers, pool techs, HVAC and plumbing crews, pest control, cleaning companies and property managers spend their days inside Sea Pines, Palmetto Dunes, Hilton Head Plantation and Sun City Hilton Head, the largest age-restricted community in South Carolina with roughly 10,100 homes off Okatie Highway. Tourism sets the pace for a big share of the local fleet. The Hilton Head Island-Bluffton Chamber's own impact study counted 2,983,919 visitors to the island in 2023, with 920,345 of them staying in villa rentals, and credited tourism with 40,641 jobs, a third of all employment in Beaufort County. Behind those numbers sit housekeeping and linen vans, rental maintenance trucks, golf course and grounds crews, resort shuttles and delivery vans, and every one of them works hardest in the same months.
Inland, Hardeeville and Ridgeland are turning into a freight and manufacturing district. RiverPort Commerce Park on US-17 has more than four million square feet of warehouse space about 9.5 miles from the Port of Savannah. NorthPoint Development broke ground in November 2024 on the South Atlantic Logistics Terminal, an 880-acre site between Exit 5 and the new Exit 3 planned for up to six million square feet. TS Conductor opened its Hardeeville plant in May 2026 making high-capacity power line conductor, with about 462 jobs planned at full capacity, and TICO builds terminal tractors at Cypress Ridge Industrial Park in Ridgeland. That adds drayage tractors, box trucks, yard trucks and national carriers who need a local installer at their door.
Home building is the fourth engine. HIC Land and D.R. Horton are planning Carolina Station, 2,600 acres along US-278 in Hardeeville with 3,800 homes and the first 373 expected in 2027, and Minto's Latitude Margaritaville Hilton Head is still building out in Hardeeville too. That keeps site work, concrete, framing, electrical and roofing crews moving between subdivisions every day. On the day the gates keep them out, which is usually Sunday. Sea Pines admits decaled commercial vehicles Monday to Saturday, 7 a.m. to 7 p.m., and closes to them on Sundays and major holidays, with exceptions for pool companies, housekeeping and deliveries. Hilton Head Plantation allows commercial work Monday to Friday from 7 a.m. to 7 p.m. and Saturday from 8 a.m. to 5 p.m., and not at all on Sundays, Thanksgiving, Christmas or New Year's Day.
So a landscape or HVAC crew loses no billable gate time if we install on a Sunday at your yard. Pool and housekeeping vans that do run Sundays in Sea Pines get a weekday slot instead. Hilton Head Plantation also requires your company name and phone number on both sides of every commercial vehicle, in letters at least two inches high, painted or magnetic. We mount mirror and side cameras and route antenna leads so they never cover that lettering or push a magnetic sign off, and we ask where your decals sit before we place the windshield camera.
We also draw a geofence on each gate you use. Sun City issues estimate passes tied to one resident's address and fines both the resident and the vendor when a contractor works without the right pass, and Palmetto Dunes warns that contractors who enter on a visitor pass can lose their privileges. When a gate office or homeowner questions a visit, a clean record of gate in, stop address and gate out settles it, so we set stop detection short enough to catch a fifteen-minute estimate.
Around the driver, not just the vehicle. Villa and home rentals put hundreds of thousands of guests on the island each year, and changeovers stack cleaning, linen, pool and maintenance calls into the same hours. If you add vehicles or drivers for the busy months, a tracker that only knows the van cannot tell you who was behind the wheel.
We set up driver ID, by key fob or app login depending on your platform, so every trip lands under the right person from their first day. Leased or seasonal vehicles get plug-in units we can pull when the lease ends and move to the next one; vehicles you own year round get hardwired installs that do not get unplugged by accident. Driver-facing cameras with in-cab audio let you coach new hires on the road without riding along.
Hours and a rear view, more than miles. A terminal tractor like the ones TICO builds in Ridgeland can spend a full shift inside one fence, spotting trailers at low speed, so its useful numbers are engine hours, idle time and moves per shift. We wire the tracker with an ignition sense so hours are counted correctly and put the rear camera on the back of the cab, looking over the fifth wheel where most yard contact happens.
Drayage tractors running between Garden City and the RiverPort and SALT buildings cross the I-95 widening between Hardeeville and the river. SCDOT broke ground in August 2025 on the stretch from the state line to about mile marker 9, with improvements at Exits 5 and 8 and on 14 bridges, with Hardeeville building a new Exit 3 at Purrysburg Road. We set yard and dock geofences before the first loads move, and set camera braking sensitivity so a work zone does not bury you in false alerts.
By job site, not just by truck. A superintendent's pickup, a concrete crew and a framing trailer can each touch four or five subdivisions in a day between Bluffton and Hardeeville, and the question you need answered is how many hours went to which community and phase.
